The owners of the Captain James Heard historic saltwater property and homestead are selling five to six acres of rarely available land on a desirable Maine island.

The property extends from the North Shore Road on North Haven down toward 220 feet of pristine and private beach on Penobscot Bay, facing the Camden Hills. There are sunset views from North to South, fields, forest, and a quiet paradise.

The parcel would allow construction of one new home in one of two choice defined building areas. The parcel would end 200 feet from the high tide line, and the deed would specify access to the beach using a narrow easement across the adjacent property. The price is $1,098,000.

This property is not listed yet, but brokers may e-mail to suggest how they might cooperate in the sale.

The property is on North Shore Road, where there are three conservation waterfront parcels of substantial size, protected from development (two deeded to North Haven Conservation Partners and another to a national conservation group).

Serious inquiries are welcome. To arrange a visit or for more information, please e-mail northhavenland@gmail.com

Additionally, for a substantially higher price, the owners may consider selling the entire sixteen acre property, including the expanded cape homestead with four bedrooms, three baths, a new kitchen, and much more, together with a large beautiful barn suitable for conversion into a guest house with the same stunning views and beach.

North Haven is a vibrant island Maine community about one hour from Rockland by ferry. It is one of very few year-round island communities on the stunning mid-coast of Maine. Convenient to Boston as well as other national and international urban centers, North Haven is a perfect place to avoid the crowds and enjoy many special features of an island of unsurpassed beauty and special community, all year round. The island offers superb sailing, swimming, sunsets, bird-watching, windjammers, kayaking, canoeing, wildflower fields, schools, culture, tennis, crafts, and hunting in season. Famous Pulpit Harbor is about one mile from the property for sale.

The entire 16 acre property runs approximately 1,000 feet from the town road down to the water. From about 1,300 feet of frontage on the town road, the plot narrows to about 220 feet above the high tide line at the beach. A professional survey and soil testing were completed in 2002. The first 900 feet or so of the property is a gently sloping blend of field and forest with an old stone wall running parallel to the bay. An apple orchard surprises walkers through the woods and feeds the deer in the fall. Although the land drops off to the waterfront, there is an existing path and set of steps making it easy to access the beach. There is a small “fishhouse” above the beach with a woodburning stove that has been used as a sauna. The beach itself, which is mostly small pebbles, lies at the center of a broad quiet cove open to the northwest. The water off the beach is quite deep, even at low tide. Setting a mooring for summer use along this shore is possible, and the property owner enjoys riparian rights to do so.
